What Our Customers Are Saying
Don’t just take it from us, let our customers do the talking!
Glad I turned to yelp! Brian was awesome. He was able to come the following Monday I requested as we were trying to get our home inspection out of the way (and I had explain it was my first time buying a home on yelp/email) He explain everything after he was done and what issues there was, which was Awesome and sent me the report within the hour or so. He accidentally charged me the wrong amount but was happy to refund me and charge me the correct amount. Ill def use him again if I purchase a new place.
I've used this company twice. The first time was good but this time I started receiving unsolicited promotions and SPAM after the service was performed.
Here is a sample email snippet:
"I am emailing you in regards to the recent home inspection that you had completed by OC Home Inspect. The home inspector should have mentioned the discounts you are entitled from our company for monitoring of your home alarm system. We know there are many choices out there for your security needs, but we partnered up with your inspection company to give you an exclusive offer to protect your new home, and family."
"If you are interested in DirecTV for your new home give us a call! We will give you a FREE $50 VISA GIFT CARD to help out with your moving expenses if you schedule an installation with us. Simple as that!"
One star only because you can't give zero.
Here's a list of things our home inspector missed:
1) water damage in the garage. The ceiling was covered with mold, which is out of the scope of the inspection, so we'll leave it out for now. The garage was dry when the inspection happened but the walls show years of water damage that, when Brian came out to follow up on his son's work, said was there before the inspection and should have been caught by his son. Yet he denies all financial responsibility. Cost to repair: $15,750 minimum
2) leaking sliding door and water damage around the threshhold. Cost to repair: $5,000
3) no shut off valve on the gas line. Cost to repair: $250
4) back stairs not up to code. Cost to repair: $3,200
5) leaking roof. Cost to repair: $27,000
These are only the things we have discovered so far. OC Home Inspect's gross negligence has possibly bankrupted my family. Proceed with caution.

Frequently Asked Questions
Why should I get a home inspection?
You are about to make the biggest purchase of your life. Our inspectors will identify issues you’ve never even thought of. He will crawl under the home, in the attic and on the roof. They have been trained on what to look for. Let us provide you with a comprehensive report of your property.
Once you receive the report you can work with the agent or home owner to request repairs or negotiate the price of the home. You cannot afford to pass on an inspection. Pay a few hundred dollars upfront before you get stuck with paying thousands in unexpected repairs.
How much are home inspections?
What you should really be asking yourself are questions like; How much does a new roof cost? Is there a leak in the sewer line? Are the electrical appliances grounded? The typical cost of a home inspection is too low to pass on. On average it’s less than 1/10th of 1% of the price of the home. Starting at $189 you can have one of our certified inspectors provide you with a comprehensive report about the condition of your home.
When does the inspection need to be completed?
Contact us immediately after the contract or purchase agreement has been signed. Before you sign, be sure there is an inspection clause in the sales contract. Make sure your final purchase obligation is contingent on the findings of a certified home inspection. This clause should specify the terms and conditions to which both the buyer and seller are obligated. Having this will allow you to close escrow with peace of mind.
Can I do my own home inspection?
Even the most experienced homeowner lacks the knowledge and training of a certified home inspector. Our inspectors are familiar with code requirements, the proper installation of appliances and fixtures and above all potential safety issues. Are you going to crawl under the house? Do you know what to look for while you are under there? Prepared to climb into the attic? Let us do the dirty work and do it right.
Above all, most buyers find it difficult to remain completely objective and unemotional about the house they really want, and this may have an effect on their judgment. For an impartial review of your home hiring us for a non-bias opinion is in your best interest.
Do I have to attend the home inspection?
It’s not required for you to be present for the inspection, but it is recommended. By observing the inspector you will think of questions to ask during the home inspection. You can learn about the condition of the property and how to maintain it.
At the end of the inspection the inspector will review the report with you to make sure you understand how to read it. He will also describe the pictures of issues he has found and their locations. He may also be able to provide recommendations on remediation of his findings.
If you are not able to attend the inspection you will still be emailed a comprehensive report that very same day. The report will include full color pictures with the inspector’s comments.
What if the home inspector finds problems?
The inspector will identify problems. We have never inspected a home that didn’t have at least a few minor issues. That doesn’t mean you shouldn’t buy the property. Instead you can use this information to negotiate the price or request repairs to be made before you close escrow. If the seller is not willing to make repairs at least you will be informed about what needs to be fixed. This will allow you to determine if the home is really in your budget.
Why should I choose OC Home Inspect?
Our inspectors are certified. Our prices are competitive. You will receive your report the day of the inspection.
Above all we will treat you like family. We want to make sure you get a home that’s not only beautiful but functional. Let us inspect your home and we will give you the peace of mind knowing you bought a home that will last a lifetime.
